Job Description
Our Client is currently developing a large scale mixed-use project in South East Asia and is looking for a Senior Property Manager or Head of Property Management to join their team. This role will report directly to the Chairman and the board of Executive Directors.
This is a new role and the successful applicant will have a chance to build a new team around them as well as set policies and procedures as they see fit.
Senior Property Manager / Head of Property Management
Mixed-Use Property in South East Asia
The key roles and responsibilities of the position are as follows;
- Head, manage and supervise a team of property and facility managers, technical personnel and site staff to provide high quality day-to-day management of the property
- Contractual management of suppliers including property consultants, specialty equipment contractors, and various facility management providers which may include; concierge, cleaning, technical maintenance, security and landscaping
- Enforcement of the property’s Deed of Mutual Covenant which includes rules on common area use and enjoyment, fitting out/ reinstatement, signage and general operations house rules
- Supervise all operating procedures for the property including; MEP, security, fire safety, emergency and evacuation procedures
- Execute handover/takeover of premises and supervise quality control of tenant fit-out works
- Manage all financial matters including; budget preparation, sinking fund/ large capex planning, insurance and monitoring of the income and expenditure of the property to ensure that these are in line with annual budgets
- Oversight of administration including collection of rental, management charges, utilities and other charges payable from tenants and also the purchasing of all required equipment and materials, reporting, operating expenses including utilities and waste management, and contracts management
- Operate property’s additional and ancillary income; parking fees, advertising, antenna/ towers, common area vending and others
- Building maintenance reviews and subsequent coordination with Project Team
- Oversight of regular building inspections from local authorities
- Proactive identification faults and guidance on how to improve overall PM performance
Requirements & Qualifications
- At least 5-10 years of experience in property management of various property types, preferably mixed-use
- Experience in Southeast Asia markets a plus
- Fluent in Cantonese and English
- Strong leadership and communication skills to work cross-culturally with local staff at all levels of experience and education
- Able to interact with a wide range of people, personnel and other various stakeholders
- Good knowledge of international best practice in building management systems with substantial hands-on experience in building management procedures and supervision of contractors
- Must have strong knowledge of occupational safety requirements and environmental protection
- Must be willing to work weekends and overtime
- Experience in pre-opening and prodecure setting highly desirable
