Corporate Real Estate – Property Asset Management

Hang Seng’s Corporate Real Estate is a team of professionals managing a portfolio of over 2 million sq ft in Hong Kong used by thousands of staff to support millions of customers. Whether it is a customer entering a branch, or staff collaborating in an office, we can make their experience a positive one.

Working closely with business partners and external vendors, the team covers a wide range of real estate functions to manage the property lifecycle of Hang Seng’s operational and investment real estate portfolio. The team also provides collateral appraisal services to internal business users and asset management services to external customers.

We are currently seeking a high caliber professional to join our department as Property Asset Manager.

 

Principal responsibilities

  • Manage and grow a self-owned properties portfolio and achieve business targets
  • Formulate the building positioning and its corresponding leasing and marketing strategy
  • Align the business targets and strategy, monitor and drive the business performance to meet the target annual income, occupancy and investment yield
  • Monitor and review the effectiveness of various marketing channels and implement appropriate enhancement measures as appropriate
  • Connect with local markets, agency sectors and direct clients to drive business performance by acquiring new tenants
  • Upkeep the market information and bring in market intelligence to the team
  • Initiate and supervise various asset enhancement plan or other projects to improve capital value or business performance of the property portfolio
  • Liaise with different internal or external stakeholders, business partners or vendors and manage their inputs to ensure punctual delivery of various business plan or projects

 

Requirements

  • Degree holder in related discipline and other relevant professional qualifications.
  • Minimum of 10 years’ experience in property asset management in property developer/landlord, agency or other related sectors
  • Holder of a valid Estate Agent Authority License
  • Sound knowledge of local property market and relevant ordinances and regulations and good connection with agency and various business sectors
  • Good leadership, communication and interpersonal skills to deal with various internal and external stakeholders
  • Mature and independent and able to work under pressure
  • Proficiency in both English and Chinese
  • Great sense of ownership and servicing mindset to ensure efficient and effective customer service processes
