Job Description

POSITION SUMMARY:

The ideal candidate will be looking to work on fast moving projects at large scale, and interested in developing innovative and smarter delivery processes.

The candidate will be involved with all phases of the building process from Concept and Schematic Design through Construction Administration. The role will work within an interdisciplinary design team that also includes architects, engineers, graphic artists, and technologists, working on several projects at a time. As such, a cross-functional mindset is critical.

 

PRIMARY RESPONSIBILITIES:

  • Responsible for effective management of design consultants, including:
    • Engaged under appropriate scope of work
    • Managed effectively to enable design to progress to meet program, and
    • Enable consultants to effectively perform their work and to do so in a profitable manner;
    • Must be able to communicate effectively and professionally with consultants as well as within the Company
    • Must be able to maintain the highest level of confidentiality, handling sensitive information concerning both the Company and its consultants.
    • Must be adept in multi-tasking, with exceptional organizational skills as well as a highly developed sense of design
    • Must have a strong technical background (architecture) and knowledge of reviewing design documents and specifications.
  • Ensure suitably experienced and competent consultants are engaged to fulfil the requirements for delivery of design services
  • Evaluating the fee and design proposals of design consultants to ensure engagement under appropriate terms, scope and obligations to quality, safety, timeframes and coordination with others; offer alternative proposals and comments to the senior management as and when necessary
  • Review Plans prepared by consultants, and able to report to superiors any concerns pertaining to design quality per Company’s standards including functionality
  • Ensure consultants are receiving direction to enable design progress towards the target completion date of the project
  • Manage and co-ordinate design consultant’s activities and monitor progress against the Design Program
  • Obtain brief from in house Operation’s Liaison team and ensure that the consolidated requirements are established
  • Co-ordinate all overseas and local consultants to ensure that the building complies with local codes and regulations
  • Liaise with Local Architect and make sure that the building plans are submitted to local Authorities and approved in time to meet the construction program
  • Provide technical and design support to the project team when requested
  • Initiate and participate in design reviews of design documents including but not limited to Architectural, Interior Design, MEP, Structural, Lighting and FF&E specifications to ensure adequacy of design, Company standards and code compliancy
  • To request assistance from the Construction Support and Design input personnel as required to advance design, build ability, and project standardization
  • To liaise with consultants for meetings and workshops
  • Prepare and arrange meetings with Consultants on a weekly basis to ensure that all design are meeting the Client’s requirements and the Operational brief. All meetings must be provided with an agenda and minutes
  • Provide assistance in project design and development activities based on client’s requirements
  • Develop design documentations, technical specifications and other project related documentations as needed
  • Attend project meetings with different design consultants to discuss design issues
  • Prepare agenda and minutes of project meetings and maintain and keep the open items on track
  • Analyze design issues and suggest corrective actions
  • Oversee and maintain project folders and design documents and the filing activities from different design consultants
  • Work with Manager in developing project plan, budget and schedule
  • Prepare design layouts and sketches when necessary according to company design standards
  • Address design related queries and concerns in a timely manner
  • Work with design team in prioritizing, planning and executing several projects efficiently
  • Propose effective design solutions to meet project goals
  • Work with others development disciplines to develop coordinated schematic level handover packages for consultant design teams
  • Effectively document and convey client’s requirements and design solutions to the broader design team, to ensure proper execution
  • Convey and maintain design intent during Design and Pre-construction/Bidding phases, and support selection of products and vendors
  • Coordinate and collaborate with team across disciplines to ensure successful delivery of projects, from design through opening and closeout phases
  • Review and recommend improvements to existing designs
  • Follow company policies and design standards
  • To help review consultant invoices as representing that the quality of consultant output meets requirements
  • To assist and prepare monthly design reports
  • To assist assessment of variation order to design services engagements and provide technical input as required
  • Raise and issue Design Non Conformance Reports as necessary
  • Ensure that periodic site inspection is performed by design consultants to make sure that the works are built in quality and generally compliance of design intent
  • Ensure consultants verify to check that contractor workmanship of the contractor and materials used are compliant with contracted obligations and that non-conformances and report defects regularly to the Client are rectified
  • Ensure consultants validate design as required by inspecting the works during construction and issuing relevant reports to assist assessment of variation order
  • Expedite and track shop drawing approvals and obtain their approval as required from the consultants
  • Expedite and track RFI responses as required from the consultants and advise/direct the design consultants regarding the status of RFI’s and ensure issue of responses to contractors
  • Assist construction teams with coordination between work packages and project
  • Assist construction teams, when requested, with supervising and monitoring of contractors to complete projects within time and budgetary limits and to a high standard of quality

QUALIFICATIONS:

Qualifications

Bachelor / Master Degree in Architecture.

Experience

  • 5 +/- years post-graduation professional experience.
  • Macau Integrated resort experience advantageous, or experience in working on Hotel/Retail/Casino sector projects in high intensity, focused teams
  • Extensive knowledge of design process and design coordination “pinch points”
  • Proficient in AutoCAD, Sketch-up / Rhino, Photoshop, Word and Excel

Skills / Competencies

  • Specific experience on large value contracts of a similar nature
  • Strong problem solving skills
  • Experience of successfully operating within multi-stakeholder environments
  • A strong and detailed design knowledge base throughout all pre and post construction phases
  • Experience coordinating with design consultant teams
  • Excellent communication skills (preferable can speak both Japanese and English) with an ability to build strong relationships
  • Sense of commitment, enthusiasm and a strong work ethic with a flexible approach
  • Energetic and self-motivated with a commitment to one’s own personal development
