We are currently helping our Client in searching for the suitably qualified candidate to fill the position of:

Head of Leasing (Shopping Mall + Office, based in PRC)

The Head of Leasing is responsible for formulating strategies on negotiating new leases, lease renewals, lease assignments and amendments for an assigned property. The incumbent is also responsible for formulating marketing campaigns and promotions strategies for attracting and retaining tenants to minimize vacancies and improving tenant mix, preparing forecasts and maintaining budgets to maximize overall profit.

Role Responsibilities: 

• Formulates strategies on the tenant mix and positioning, and leads the lease negotiation for an assigned property including new leases, lease renewals, assignments and amendments in accordance with the established procedures and tenant requirements. 
• Identifies business and marketing opportunities to promote the branding, retain the existing tenants, and canvasses markets to identify potential tenants.
• Leads the planning and implementation of marketing campaigns to develop and implement effective promotions for the assigned property.
• Analyzes and researches trends and market developments to prepare annual rental income and expense forecasting for budget preparation. Determines and establishes rental rates in alignment with budgeted amounts for the assigned property.
• Participates in the rental collection process by providing recommendations for pursuing legal action.
• Establishes and maintains positive tenant relationships to promote occupancy of the assigned property.
• Works closely with the Legal Team, Property Management Team, and joint venture partners as required.
• Provides coaching, guidance and growth opportunities to develop the high potential individuals.
• Demonstrates highest standards of personal and professional integrity, adheres to Company’s policies and procedures, and complies with the applicable laws, government rules and regulations.

The Ideal Candidate:

• Degree holder + sound experience in leading and managing the leasing and marketing activities of a sizeable shopping mall and commercial property preferably in China.
• Experience of working at big leasing agencies is advantage.
• Excellent contacts with the major, prestige and renown retailers & corporates.
• Strategic mind, strong team leadership, excellent interpersonal and negotiation skills, strong financial acumen, marketing oriented and management skills are necessary attributes.
• Fluency in Putonghua and English.

Remuneration:

Compensation will be set at a level appropriate to the background, current position and current compensation of the successful candidate.
