Property Manager (Developer side) (New site handover)
- Operation Management role

About the Client:
Our client is a well-established property development company with a diverse real estate portfolio across Hong Kong and China. They are looking for an experienced operation professional to oversee their portfolio of residential properties in Hong Kong.
Main Duties & Responsibilities:
- Budget preparation, income and expenditure control
- Review service contracts and monitor the quality of service contractors
- Represent the developer to settle the complaints and provide customer service in timely manner.
- Ensure compliance with relevant ordinances and regulations with company standard SOPs
- Lead a team of in-house staffs and outsourced helpers to conduct flat-to-flat inspections and handover of newly established residential estates.
- Coordinate with internal departments in all CS and developer-related matters
- Assist in data analysis, regular reporting and presentation for making improvement recommendation.
- Deal with all enquiry, complaints and requests and take appropriate and necessary follow-up actions.
- Establish & review all policies & procedures in CS team
- Ensure satisfactory performance of on-site property management, customer service, maintenance, security and cleaning staff etc.
Candidate Profile:
- Degree in Real Estate Management or related disciplines, best with relevant professional qualifications, e.g.MCIH, MHKIH, MRICS, etc.
- 10 years + of solid experience in the property management field, of which minimum 5 years at managerial level
- Experiences in pre-management preparations and handover of residential properties an advantage
- Strong leadership with good interpersonal and negotiation skills and able to work under pressure
