RESPONSIBILITIES

New Site Development, Lease Negotiations and Management

• Conduct regular research on town planning, property and transportation network developments of Hong Kong to identify new sites opportunities for the company.
• Work closely with business units to negotiate with landlords to achieve best leasing terms in new and renewal contracts meeting the objectives as laid down in business plan.
• Prepare feasibility study and financial projections of new and renewal leases to give recommendations to management.
• Negotiate and manage license and subleasing contracts of shops.

Property Developer Management and Tenancy Administration

• Maintain close and effective working relationships with property developers, landlords and property agents to obtain first-hand market information to facilitate lease negotiations.
• Prepare and review all tenancy agreements with Finance & Legal Department to the best interests of the company for lease execution.
• Ensure proper documentation of all tenancy agreements.

Renovation Management

• Work closely with Project Department on renovation projects and facilities management of Shops.

Reports, Research and Analysis

• Be responsible for regular monitoring and research of office and shop rental.
• Ensure effective preparation of reports, analysis and information for Management and other business units.
• Closely monitor competitors' portfolio and activities to benchmark performance, identify opportunities and initiate preemptive actions.

REQUIREMENTS:

• Degree holder or above in Business Management, Real Estate or related discipline required.
• Minimum 7 years of relevant experience in leasing at management level preferably gained in reputable organizations.
• Network in the commercial real estate field in Hong Kong, overseas experience is an advantage.
• Good knowledge of the property and F&B market.
• Excellent command of both spoken and written Chinese (Cantonese and Mandarin) and English.
• Self-motivated, independent and with strong sense of responsibility
• Proficiency in using MS Office applications including Word, PowerPoint.
• Candidate with less experience will be considered as Senior Business Development Officer.
