工作職責

･     一般租務工作, 包括租賃準備, 預算準備, 接管和移交物業, 管理租戶裝修工程, 聯絡租戶追收租金, 跟進物業退租事宜和臨時工作；

･     處理有關租賃查詢, 租賃談判, 洽談新租賃, 管理到期的租賃和租賃更新的事宜, 以最大限度地提高租賃收入；

･     處理各種租賃管理和按照策略計畫/租賃指引/公司政策有效地執行工業/商業大廈/商場的相關事宜;

･     監督及跟進物業維修工作,並匯報維修工作進度;

･     對租賃資料進行市場行銷策略、市場調查和資料分析，整合為報告, 協助制定和實施租賃和營銷策略，以實公司利益為目標；

･     根據市場趨勢，為租賃交易準備財務分析，計畫預算和預測租金；

･     處理與租賃管理有關的聯繫，與內部和外部各方的協調, 與租戶和物業代理建立並保持良好的關係；

･     與物業管理團隊協調合作，減低物業空置率；

･     與相關的內部團隊一起準備租賃文件，協助準備需要批准的租賃方案；

･     協助主管或公司所要求的其他職責。

･      

入職條件

･     教育程度： 中五或以上資歷畢業，完成文憑/證書課程優先，或持有房地產或測量或相關專業的學位。

･     語文程度： 良好粵語，普通話及流利英文；懂閱讀中文及英文。

･     工作經驗： 至少有8年或以上相關工作經驗, 有房地產開發商或房地產中介機構的租賃經驗優先，擁有律師行經驗優先 。

･     具有責任心、細心，積極主動工作態度，能夠獨立工作

･     具有良好的溝通和談判技巧，良好的領導能力和表達能力，能與客戶及物業代理溝通

･     具有較強的商業意識和市場意識，熟悉租賃市場

･     具有基本電腦操作知識，對數字敏感

･     熟悉MS excel操作,懂AutoCAD更佳。

･     經驗較少的應聘者將被視為助理租賃經理
