Job Description
Hospital : Yan Chai Hospital
Pay : HK$29,424 – HK$53,733 (HGPS Point 11 to 23) per month including Monthly Allowance
Up to 15% of total basic salary (after deducting the contribution of Mandatory Provident Fund by Hospital Authority) as end-of-contract gratuity may be offered to contract staff upon completion of the contract subject to satisfactory performance.
Key Responsibilities:
The Assistant Building Services Inspector shall be responsible for the following duties:
1. To plan, arrange and supervise the overhaul, maintenance, replacement, project works, fault and emergency call for the following plants, system and equipment:
i. Heating, Ventilation and Air-conditioning system.
ii. Steam, hot water system.
iii. Medical gas system.
iv. Fire services installation.
v. Fresh water supply, flush water supply, pumping and drainage system.
vi. Communications, PABX, 5G/4G mobile phone system, CMMS, AMS and Building Management system, etc.
vii. Electrical supply / distribution system and emergency generators.
viii. Medical equipment.
ix. Lifts and other building service installations.
2. To prepare planned and preventive facility maintenance schedules and the procurement of spare parts with store management for the above plants and equipment.
3. To assist in drafting and vetting of the specifications for the tender and maintenance contract for the above plants and equipment.
4. To arrange, supervise and manage various shift duty facility teams for the daily operation of the electrical system, steam boilers, medical gas plant, air-conditioning plant and other E&M plants and building services installations.
5. To assist in managing minor works projects in the hospital.
6. To provide technical and engineering support on the planning, co-ordination, site progress monitoring and management of minor works projects in the hospital.
7. To liaise with users, contractors, work agents, consultants and other parties on matters relating to users’ requirements, access, disturbance, programme, cost, etc. for improvement, replacement, maintenance and renovation works.
8. To monitor the standard of materials and workmanship against the contract requirements and other recognized standards.
9. To attend and witness for the testing & commissioning works on installations and the above plants and equipment.
10. To attend meetings with other departments / parties on behalf of Hospital’s Facility Management Department.
11. To supervise all technical staff (Workman, Artisans, OPAI/II, WSII and WSI) to assure an acceptable standard of performance and quality of services.
12. To coordinate & monitor works safety and Occupational Safety & Health of the Workplace.
13. To maintain and update the drawings and data of buildings and facilities for estate and space management.
14. Any other duties as assigned by the supervisors.
Entry Requirements:
- A Diploma or Higher Certificate in Building Services Engineering or Electrical / Mechanical Engineering or Building Studies from Hong Kong Polytechnic / Hong Kong Polytechnic University / Hong Kong Technical College / Hong Kong Technical Institute / Hong Kong Institute of Vocational Education; or equivalent.
- (a) Grade E or above in Chinese Language and English Language (Syllabus B) in HKCEE
OR
(b) Level 2 or above in Chinese Language and English Language in HKDSE, or equivalent.
- At least 3 years of relevant experience such as building services installation works and/or building projects after attaining the required academic qualification.
- Obtained valid Construction Industry Safety Training Certificate (Green Card).
Preferable attributes / Exposure:
- F.5 / S.5 graduate with 5 subjects pass in HKCEE / HKDSE including Chinese, English and Mathematics.
- Higher Diploma or above in Electrical Engineering or Mechanical Engineering or Building Services Engineering or Building Studies or related engineering subjects / disciplines.
- Over 5 years’ experience in building construction industry or 2 years’ experience in operation and maintenance in hospital / healthcare facilities or 2 years’ experience in hospital / healthcare facilities related construction projects.
- Fluent and good written English and Chinese.
- Good interpersonal and coordination skills.
- Knowledge of AutoCAD and MS Office including both Chinese and English word processing, Excel, PowerPoint, etc.
- Good project management skills.
- Self-motivated, responsible and able to work independently.
- Conversant with Hong Kong construction and building related legislation.
