What You'll Do

Position Summary:

Manages and oversees the operations of Technical Services Team to provide all-round facilities management services for a portfolio of properties in Hong Kong.

Key Roles & Responsibilities:

  1. Plans for the preventive and corrective technical services with checklists and procedures to maintain the standards of facilities.
  2. Leads the Team to monitor the performance of direct staff, contractors and suppliers to ensure workmanship, schedule and budget in accordance with the pre-determined requirements.
  3. Prepares, manages and controls the operating budget related to technical services.
  4. Implement the procurement process for all outsourced works, including tender preparation, tender analysis, contract administration, testing & commissioning and handover.
  5. Reviews regularly and revises the service standard, maintenance schedule, procedures, work records, checklists and all other deliverables returned, in order to ensure the effective system(s) operation with minimum cost and in compliance with the statutory requirements.
  6. Prepares proposal and implement upgrading works for both building fabric and major facilities to uplift the operation standards in a sustainable manner.
  7. Ensures the health and safety of the Team by eliminating potential risks during the course of planning, repairing, maintaining and conducting improvement works and selects the appropriate materials and methods.
  8. Provide support, guidance and assistance to the Team regarding any problems encountered; leads them with efficient and effective utilization of resources.

Business Expertise: Has comprehensive knowledge in facilities management and technical services aspects. Has good understanding of market environment, customer requirements and competitors’ practices.

Problem Solving: Uses own expertise to identify and solve complex problems subject to the departmental policies, procedures, practices and legal requirements.

Nature & Area of Impact: Executes the departmental policies, procedures, practices and legal requirements. Affects the performance of the team.

Interaction / Interpersonal Skills: Interacts with various Departments internally; represents the Company to deal with the developers, owners, occupants, suppliers, contractors, government and statutory bodies. Excellent interpersonal and communications skills are required.

Who You Are

Job Requirements & Responsibilities:

  1. Degree Holder in related disciplines, preferably in Building Studies, Building Surveying, Building Services Engineering, Facilities Management
  2. Minimum Experience: Over 10 Year(s) in property or facilities management field
  3. Preferred Experience: Over 5 Year(s) at managerial level
  4. Preferable Professional Qualifications: Professional members in HKIS, HKIE, RICS, CIBSE, Registered Electrical Worker License
  5. Competencies: Business expertise, problem solving, nature & area of impact, interaction / interpersonal skills
  6. Language Skills: Excellent command in spoken English and Chinese
  7. PC Knowledge: MS Office
  8. Additional Requirements: With solid experience in facilities management of residential and commercial premises
