Job Description
The Asset Maintenance Manager ensures the campus is maintained to the highest industrial standards, providing a safe, healthy, and efficient environment. This role proactively minimizes risk and supports long-term sustainability across all facilities.
KEY AREAS OF RESPONSIBILITY:
Preventive Maintenance:
Develop and implement a comprehensive preventive maintenance plan for all campus facilities, including engineering (mechanical and electrical) and fire safety systems.
Maintain accurate records of all preventive maintenance activities performed by contractors and in-house staff.
Demonstrate technical expertise in HVAC systems to troubleshoot and resolve building issues, ensuring optimal humidity levels in classrooms and public areas.
Asset Rolling Plan:
Create and maintain an asset rolling plan with condition assessments for long-term CAPEX planning.
Ensure timely execution of projects to prevent breakdowns, ensure smooth operations, and minimize user complaints.
Review and oversee maintenance requirements, ensuring prompt implementation by contractors.
Standard Operating Procedures:
Establish and update SOPs for operations and maintenance of buildings, infrastructure, and engineering/fire safety systems.
Stay current with HKSAR government regulations and industry standards.
Sustainability Management:
Support building and facilities management sustainability initiatives.
Drive efforts to reduce carbon emissions and manage year-on-year reduction targets.
Implement best practices and innovative solutions, including renewable energy management, to support green initiatives.
Safety Management:
Implement a comprehensive risk assessment and management program for the campus.
Identify potential health and safety hazards through regular inspections and take corrective action.
Respond to emergency situations as needed.
Utility Conservation:
Support utility conservation programs to achieve sustainability targets.
Analyze energy and water usage to identify opportunities for improvement.
Contractor Management:
Inspect, evaluate, and report on contractor performance and quality through an effective management program.
Prepare basic designs and specifications for facility modifications and improvements.
Special Project:
Assist with annual capital works and special projects as assigned by the Director of Facilities Management & Projects.
Drive innovation and technology-based solutions to enhance process efficiency.
Technical support
Provide engineering and building services support for internal and external use of school facilities.
Train and guide team members on operational and maintenance SOPs.
Prepare budgets and specifications for routine and preventive maintenance, and review material/equipment life cycles.
Other
Undertake other duties and functions as required that will impact and strengthen the contributions of the department and overall operations of the school.
Minimum requirements and qualifications:
Education:
Education with a technical background in building services and/or building construction.
Experience:
Minimum 10-12 years in building services, including supervision of building and maintenance operations.
Sound knowledge and expertise on technical side wit HVAC background
Exposure to Industrial best practices and standards
Project management experience
Required skills:
Strong Cantonese and English communication skills both verbal and written
Strong interpersonal `and diplomacy skills
Ability to identify opportunities, implement solutions and measure impact to continuously improve systems, policies and procedures
Ability to prioritize, multitask and manage assignments; strong organizational, planning skills
Customer service orientation and an ability to work collaborative with a diverse community
Knowledgeable of government ordinances and local laws
Strong analytics skills, innovative thinking and computer knowledge
Able to challenge the process status quo constructively and implement performance improvements
